It’s a good idea to conduct a regular maintenance check on the exterior & interior of your home for any sort of deterioration. An example of a checklist includes checking the condition of certain building elements every year.
A tip to help you recognise changes and deterioration is to take photos so you can compare these from year to year.
Some things to check – general wear tear, rust, loose fittings, moss, mould, mildew, spouting blockages, flaking or chipped or blistered/bubbled paint, or any damage to the exterior/interior you think needs maintenance.
Interior – in particular within roof spaces and attics, and around wet areas such as kitchens, bathrooms and laundries, keep a look out for any rot, bubbling paint, soft plaster board, mould, mildew or excess condensation.
Regular Maintenance Programme
The purpose of a building inspection is to advise you of things which require work, but also to advise you of things which are near to the end of their lifetime. Having a regular matintenace programme in place, gives you peace of mind, knowing things can be identified and fixed when they are a small problem, before turning into a major issue causing stress, a huge amount of time and money.
Asbestos Wall Claddings
Asbestos-cement wall claddings were installed on New Zealand homes between 1945–1984. If your home was built between these dates and has the original cement-based sheet or plank cladding, the cladding may contain asbestos. If asbestos fibres get into the air and are breathed in they can cause potentially fatal illnesses. Fibre-cement wall claddings should never be water-blasted, sanded, cut with power saws or broken into pieces. Before removing a profiled cement-based wall cladding that is several decades old, get it tested to see whether it contains asbestos. Repainting these surfaces take a lot of care. There is very little preparation that can be done however they can still come up looking great.
Preventative maintenance will not only keep your investment looking great but will save you money in the long run.
